Electrical & Mechanical BIM

Modelling of MV/LV distribution, UPS rooms, switchgear lineups, cable tray and conduit routing, chilled water systems, CRAH/CRAC units, fuel oil and BMS networks. LOD 350–400 deliverables with annotated families, parameter sets aligned to owner standards, and exports compatible with downstream procurement and FM systems.

Structural BIM

Full structural modelling of data hall slabs, plinths, raised floors, equipment pads, cable tray supports, roof penetrations, and screening. Coordinated against MEP loads and seismic restraint requirements. Outputs include rebar schedules, embed plates, and constructible shop-ready details.

Clash Detection & MEP Coordination

Federated model management across architectural, structural, MEP, fire, and security trades. Clash detection cycles run weekly with categorised reports — hard clashes, soft clashes, and workflow conflicts. We chair coordination meetings, not just send the report.

COBie & Asset Information Delivery

Asset Information Model (AIM) development to COBie standards — owner asset registers, equipment metadata, maintenance attributes, and warranty data structured for handover into CMMS and DCIM platforms. EIR/BEP authored alongside the owner where one doesn't yet exist.

4D Sequencing & 5D Quantification

Time-linked construction sequencing for phased data hall builds, live-site retrofits, and substation tie-ins. Model-based quantity take-offs for procurement and cost validation. Particularly useful where outage windows are short and sequence error is expensive.

Scan-to-BIM & As-Built Documentation

Point-cloud processing from terrestrial laser scans and drone capture, conversion to LOD 300/350 Revit models, and reconciliation against design intent. Critical for colocation expansions and brownfield substation tie-ins where the as-built reality has diverged from the drawings.

Massing-level coordination during FEED — block models for power rooms, mechanical yards, and structural envelope. Used to validate space allocation before detailed design starts.

LOD 350 / 400 Detailed Coordination

Trade-level detail with fabrication-ready geometry where required. Weekly clash cycles, BCF-tracked issue management, and live coordination across all disciplines under one quality review.

As-Built & Handover

Construction-phase model updates, RFI-driven revisions, scan-verified as-builts, COBie export, and a model handed over in a format the owner's FM team can actually use.
